Terms & Conditions

These Terms & Conditions ("Terms") govern your use of the MySondham platform at mysondham.com and related services (the "Platform"), operated by MySondham. By creating an account or using the Platform, you agree to these Terms.

1. The Platform

MySondham is a Deal Operating System for property transactions. We provide listing discovery, structured deal management, broker assignment, relay messaging, tenant verification (with consent), and related tools. We are not a party to your property transaction unless explicitly stated; we facilitate the process between buyers, tenants, owners, brokers, and builders.

2. Accounts and eligibility

You must provide accurate information at signup and keep your credentials secure. Accounts are for individuals or authorised representatives of businesses. You must be at least 18 years old. We may suspend or terminate accounts that violate these Terms, post prohibited content, or attempt to circumvent identity masking or deal-stage rules.

3. Listings and posting

Property listings must be truthful, located in India, and owned or authorised by you to market. Photos and media are subject to automated and manual moderation; listings go live only after approval. Location must match the stated pincode.

Posting fees and promotions: Customer posting is free. Brokers and builders are subject to subscription and tier-based listing quotas. From time to time, MySondham may offer unlimited free posting during a defined promotional period. Pricing and quotas may change with reasonable notice on the Platform.

4. Masked identity and relay messaging

Deal participants interact through masked references (e.g. MSCUST-XXXXXXXX) and relay messaging. You agree not to solicit or share raw phone numbers, email addresses, or other direct contact details through deal messages until the Platform permits identity disclosure at the appropriate deal stage. Circumventing masking undermines trust and may result in account termination.

5. Deal engine

Deals advance through twelve defined stages. Stages cannot be skipped. MySondham assigns Certified Deal Partners to enquiries based on locality and workload. Stage actions, documents, and messages are recorded on the deal timeline. You are responsible for the accuracy of information you provide at each stage.

6. Payments

Subscriptions and other platform fees are processed through Razorpay. By paying, you also agree to Razorpay's terms. Fees are generally non-refundable except where required by law or explicitly stated. Failed payments may suspend posting or subscription features.

7. Tenant verification

Verification checks run only after the tenant provides explicit, OTP-confirmed consent recorded in our consent ledger. Owners receive traffic-light outcomes (Green, Amber, Red) — not raw verification reports. Tenants may decline verification; deals may continue without it.

8. Prohibited content and conduct

You may not post or transmit content that:

• Is false, misleading, or impersonates another person or property
• Contains nudity, violence, hate speech, or illegal material
• Includes contact details intended to bypass Platform relay (phone numbers in listing text, etc.)
• Uses stock or stolen photos; watermarked competitor images; or photos with mismatched GPS/location
• Violates applicable law, including RERA advertising rules where applicable

Media that fails automated moderation may be flagged for manual review or rejected. Repeated violations may result in permanent suspension.

9. Intellectual property

MySondham owns the Platform, branding, and software. You retain ownership of content you upload but grant us a licence to display, moderate, index, and process it to operate the Platform.

10. Disclaimers and limitation of liability

The Platform is provided "as is." We do not guarantee that any listing, broker, or deal will result in a successful transaction. We are not liable for indirect, incidental, or consequential damages. Our total liability for any claim arising from these Terms is limited to the fees you paid to MySondham in the twelve months before the claim, or ₹5,000, whichever is greater, except where limitation is not permitted by law.

11. Governing law

These Terms are governed by the laws of India. Courts in Chennai, Tamil Nadu shall have exclusive jurisdiction, subject to applicable consumer protection laws.

12. Changes

We may update these Terms. Material changes will be posted on this page with an updated date. Continued use after changes constitutes acceptance.
